Tokenized Real Estate: Four AI Claims Checked Against Their Sources (2026)

Four numbers that a Google AI answer gave about AI, tokenization and real estate, each one traced to the source it points to, with the date and a verdict. Where only a secondary report could be read, this page says so.

Educational content only. Nothing on this page is investment, legal, or tax advice. Checked on 2026-10-08. Sources change, so read the linked page before you rely on a number.

A McKinsey figure of up to $550 billion from AI in real estate (Google AI answer, paraphrased)McKinsey Global Institute's figure is $110 billion to $180 billion in additional value for the commercial real estate industry, assuming generative AI is applied properly. No $550 billion figure was found.Bisnow, 2023-11-16, quoting McKinsey. The McKinsey primary document was not read: its address was rejected when fetched.Wrong as stated
"Citi GPS: about $200 billion tokenized real estate exposure by 2030" (Google AI answer)Citi's reported line is $200 billion going to real estate funds by 2030, which is not the same as tokenized real estate exposure. The Citi page itself shows no real estate figure. Its total for tokenized assets is about $17 billion now and $5.5 trillion by 2030 in the base case (bear $2.7 trillion, bull $8.2 trillion; the page's summary text says $8 trillion for the bull case). The Asian Banker, June 2026; Citi page, published 2026-06-01.Partly wrong
"BCG projects $88 trillion tokenized by 2035" (Google AI answer)The figure is real in the secondary coverage, and it is a scenario, not a base forecast: digital real world assets could reach about 16 percent of investable assets by 2035, about $88 trillion, in a "progressive scenario". No link to bcg.com was found in either source.BCG report "The Future of Digital Assets", published 2026-05-18 per thebigwhale.io; covered by Crypto Briefing, 2026-06-25.Scenario, secondary sources only
MIT Sloan Executive Education cited for an AI value figure in real estate (Google AI answer)The cited proptech page makes no MIT claim about AI value. Its one market figure is attributed to Business Fortune Insights: a global proptech market of $44.59 billion in 2026 and $104.57 billion in 2034.MIT Sloan Executive Education page; the figure comes from a post dated 2026-03-20.Wrong as an MIT claim

Verdicts: "Wrong as stated" means the number in the source is different. "Partly wrong" means part of the claim holds. "Scenario, secondary sources only" means the number exists but is a what-if, and the original report was not found. Three of the four claims could not be checked against the original document, which is why each row names the source that was read.
